Welcome to "Wabi Tei" Beach House.
Experience panoramic ocean views as you move about this spacious beach house at Dillon Beach. The upper main level has an open floor plan where the family room, dining room, newly remodeled kitchen, bonus room and balcony enjoy that “million dollar view” of Dillon Beach. We have 20 feet of window seating to lounge on while you enjoy expansive windows that look out onto the ocean waves or enjoy a movie on a flat screen TV.

House Rules

All debris, rubbish and discards are placed in garbage or recycling bins. If you have more garbage than what can fit into the bins, you must bring with you at your departure.
Soiled dishes are placed in the dishwasher, cleaned and put back in the cabinets.
The key is left in the lock box and all doors are locked.
All charges accrued during the stay are paid prior to departure.
Hot tub has been placed in economy mode and free of any debris and was not left dirty beyond normal hot tub maintenance.
All six (6) thermostats have been turned off.
No linens are lost or damaged.
No early check-in or late checkout without prior approval.

If more than the agreed number of people show up, your entire deposit is forfeited. The occupancy maximum (day or night) is 12 people.

If more than 2 dogs are found on the premises and not agreed to in advance, your entire deposit is forfeited.

Excess dog hair that is not vacuumed up by renter or excessive sand in our home is charged $75 for the extra time taken by our cleaners.

Lost key will forfeit the entire deposit of $500.

QUIET HOURS 10PM to 8AM. No neighbors or HOA should have to call owner to complain about noise/occupancy/parking. IMPORTANT NOTE: If I receive a complaint regarding the renter, I will call or send message via Airbnb as a warning. If the complaint is not remedied upon my notification and someone has to come out to the house, then $250 of the deposit will be forfeited. If the complaint further goes without remedy, and causes the owner to be written up formally then renter will forfeit $500 of the deposit.

PETS -
No more than two dogs are permitted in rental units. All dogs
must be leashed or under your control at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All items above are the sole responsibility of the pet owner. The house owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.

PARKING — Parking is limited to the driveway and 2 cars in the garage. Vehicles are to There is NO street parking day or night. Any cars parked on the street are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Also, if the HOA reports the renter, this results in a fee to the owner and the renter will lose their security deposit.

HOT TUB -
Children under the age of 12 must be supervised while using the hot tub. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Please do not stand or sit on the hot tub cover. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover closed so hot tub will stay warm. Please NO FOOD in the hot tub. If you wish to take drinks down, please use the plastic glasses in the kitchen. Please wash off all sand using the outdoor hot/cold shower. The hot tub should always be set on Standard mode and no less than 100 degrees (to keep it cycling and clean). Hot tub directions are located in the house binder.

FIREPLACE -
The fireplace is free standing, wood burning only. Wood can be purchased at the local Dillon Beach store. Please do not throw any paper or other combustible materials in the fireplace. Please be aware that during the winter month Marin County and the Bay Area have days that burning is not allowed.

WATER -
Water is at a premium in Dillon Beach, please be aware of your usage. The tap water has an interesting taste that can be remedied with the pitcher to filter the water. We recommend using this filtered water for your coffee and tea needs.

HEAT -
The heating system is radiant electric heat in the ceiling. To activate the heat just turn the dial on the wall. Radiant heating sometimes takes a little longer to warm up, but then gets pretty warm. There are six dials, three upstairs and three downstairs. All three of the bathrooms have heat lamps but only the master bath is on a timer. The extra bath upstairs switch is on the wall next to the window. Please remember to turn the upper and lower bathroom heat lamp off when leaving the bathroom. Please turn off all heat when you leave. Check all 6 to make sure they are off.

GARBAGE -
The cans for garbage are on the side of the house, around the corner from entry hall to your right. They are right beneath the window as you go up the stairs. Blue is recycle and grey is garbage. Green is for our garden refuse. If you put it out at night there is a motion detector on the light and it will turn on and off automatically. All garbage must fit inside the bins. If you have more garbage than will fit in the bins, you must take it with you. Leaving excess garbage could forfeit part of the deposit.

WINDOWS -
Unlatch the silver latch by bringing it up and then use the lever to roll the windows open. Please put the latch back down to seal the window tight again and help us prevent warped leaky windows.

BOOKS -
Please feel free to trade a paperback if you leave a paper back book on the shelves in the master bedroom and the map room downstairs. Please leave the reference books and any other hard copy books in the house for all to enjoy.

DVDs -
These are for all to enjoy here at Wabi Tei. Please put them back in the case and back on the shelf before you leave.

We cannot guarantee against mechanical failure of heating, hot tubs, TVs, Receivers, VCRs, Wi-Fi or other appliances. Please report any inoperative equipment to us immediately. We will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of appliances or equipment. No refunds will be given for delayed arrival.
PGE
It seems a couple times a year the PGE / electrical company has power outages. If this is planned, we will do everything we can to give you advanced notice. The power could go out due to weather like anywhere else. We have no control over these planned outages or outages due to weather. NO REBATE OR REFUND will be offered in these circumstances.

Acts of God — Neither Owner nor Agent shall be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, earthquakes, acts of governmental agencies, fire, strikes, war, or inclement weather. NO REBATE OR REFUND will be offered in these circumstances.

The space
The Master bedroom is located on the upper main level where you may want to sneak away to witness the breath-taking sunsets.

The lower level holds 3 bedrooms: 1 large room with a Cal King bed, another large room with 2 queen beds and a third small room that holds a bunk bed (twin over double). The house accommodates 10 people comfortably, it can host a maximum of 12 if the sofa bed is used. All three bedrooms on the lower level are equipped with flat screen TVs. All flat screen TVs in the house have access to live cable channels via Sling and thousands of movies and tv shows via Netflix.

There is a full bathroom on the lower level which also includes the washer and dryer and a sink for any delicate washing needs. This full bathroom opens up to an enclosed patio with a large, deluxe hot tub and views of the sunset on clear days.

You will also find a couple of boogey boards, sand toys for the littles and two collapsible chairs to bring to the beach. There are plenty of board games to enjoy with your friends and family, an XBOX 360 with Kinect and a selection of books to read throughout the house.

WABI emphasizes a simple, austere type of beauty and a serene transcendental frame of mind yet also points to the enjoyment of a quiet, leisurely life, free from worldly concerns. WABI originally referred to the loneliness of living in nature, remote from society. These meanings changed around the 14th century to a more positive connotation. WABI now connotes rustic simplicity, freshness or quietness and, and can be applied to both natural
and human-made objects, or understated elegance.
WABI is the noun form of the verb wabu. The adjective, wabishi, indicates good taste and refinement.

TEI is a word that connotes an elegant house. Tei is pronounced "tay" as in day.

Dillon Beach is one mile long: the perfect place to run, walk, or just relax. Sunsets on the beach are spectacular. Surfing and Boogie-boarding are other options, and clam digging is right there, too. When the tide's low enough, you can dig for clams during daylight hours. Dillon Beach also offers boat rentals, clam digging equipment, and fishing licenses through Lawson's Landing.

Point Reyes National Seashore has long been a paradise for birdwatchers, with over 400 species of water and land birds recorded over the years. With over 64,000 acres of trails complete with breathtaking views of the ocean and the countryside hiking here is not to be missed. Look for elk as you hike out to the tip of Point Reyes. This beautiful area is just a 25-minute drive from Tomales.

Napa Valley - Wine Country
Visit the Wine Country - a 45 minute picturesque drive from Tomales brings you into the wonderful wine country of California. You have a choice of
Napa, Sonoma, St. Helena or Healdsburg.

Across the street from the hotel in Tomales, Diekmanns General Store sells a large variety of food and stuff. Plan a picnic at the beach and buy your supplies here.

There is public transportation to Dillon Beach from a few placess in Marin County however we recommend that you have a car to be able to get to the various attractions around the area.
